Fast and cost-optimised integration of EnOcean room units from Thermokon
On a total area of 22,000 sqm, the attractive building complex, which is now home to the development bank of the state of Schleswig-Holstein, contains not only innovative offices but also various team areas and flexible rooms for the new way of working. The architectural concept is contemporary and future-oriented. This is evidenced not only by the sustainable construction and the intelligent building automation system. Both contribute noticeably to the reduction of energy costs.
Melf Söth Schaltanlagen GmbH was the contractor and system integrator for the building automation system in buildings 5 and 6 and faced the challenge of networking air-conditioning technology, lighting, shading and energy meters into a uniform BMS. Melf Söth received project support from DEOS AG, who supplied the controllers and the BMS software.
JOY: elegant appearance - efficient integration
In addition to intuitive operability, the responsible project managers were particularly seeking for a high-quality appearance as well as simple and rapid commissioning. Requirements, that the "JOY HC 3AO" room unit from Thermokon fulfills and was the product to go with. The elegant design with the flat housing and large display, which provides information about the time, room conditions and the current status of the HVAC system as well as the possibility of controlling blinds, was just as convincing as the simple integration into the building management system using the integrated Modbus interface. Melf Söth GmbH was further convinced by the positive experiences from previous projects, e.g. in the Lighthouse Hotel & Spa in Büsum, as well as the high reliability and delivery capability of solutions "Made in Germany". The offices and meeting rooms in both buildings were equipped with a total of 406 JOY room control units.
Window monitoring, which was also a must-have for some of the rooms, was realised with a combination of around 70 EasySens® wireless window contacts and the STC65+ EnOcean-Modbus gateways. For representative rooms with high-end design furnishings, Thermokon’s thanos EVO was chosen. For the purposes, the responsible project managers aimed to provide a high-class finish using the premium solution thanos EVO with its high-resolution 4.8” touch display. In addition, the control of lighting and blinds as well as the control of the ventilation systems were to be ensured in all rooms by integrating the weather forecasts into the building management system.
High demands on the implementation
In the course of the implementation, system integrator Melf Söth was challenged to find powerful solutions for the demanding requirements of the project. Among other things, the client wanted individual control functionalities with the help of direct valve control via room units and the simultaneous possibility of overriding valves via BUS. The specifications also included a multitude of protocol integrations - e.g. BACnet, Modbus, M-Bus, SMI and KNX - on the DEOS controls platform.
When integrating the room units into the building automation system, Melf Söth set the focus on efficiency and cost-savings. For this purpose, the room units, which are installed over a total of ten floors, had to be commissioned as quick and seamless as possible - manual commissioning was therefore out of scope. DEOS offered the solution: by means of their software, the integrators were able to parameterise each room unit externally and centralized through BMS.
Time- and cost-saving configuration
Melf Söth found an efficient and flexible solution in the DEOS programming tools: using the Modbus macros from the DEOS automation controller, the first step was to set the Modbus addresses on the Thermokon devices and then connect the devices to the BUS network. The EnOcean-to-Modbus linking was carried out using Thermokon’s STC65+ gateways and thus supported the central, time- and cost-saving configuration. The clear display of all set parameters reduced possible configuration errors to a minimum. The possibility of graphically depicting the building structure and the installed room control elements through the DEOS OPENweb building management system contributed to the overall user-friendly installation.
